Will a temporary mortgage arrangement damage my credit history?


Dear James,

I am considering taking a temporary concession arrangement on my mortgage for two months, which I am informed will show as a short term agreement on my credit file. Could you advise whether this will adversely affect me regarding potential future credit, even if the reduced payments are still made in full and on time?

Dear Simon,

If it is a temporary arrangement for reduced payments, then it is usual for the lender to continue to report the payments you make against your original payment schedule, which means that the account would start to fall into arrears. However, if the arrangement leads to a new agreement, which sometimes happens, then future payments would be reported against the revised terms. Your mortgage provider should be able to tell you what they will register with the credit reference agencies, so make sure you raise this with them and include it in your discussions. While your credit history will not be your number one priority at this time, it is still important and you need to be clear on the consequences of the courses of action open to you. If you do opt for a temporary arrangement and a few late payments are registered, don’t forget you can add a note to your credit report to explain that you dealt with the situation proactively and brought the account back up to date as soon as you were able.
